The 17-floor Commodore
Perry Hotel in Toledo, Ohio was renovated into a 156 unit apartment
complex. The scope of the work included significant asbestos abatement,
mold treatment of all remaining walls, demolition and removal of all
interior partitions, cleaning and tuckpointing of all limestone, and
construction of new walls and ceilings out of metal studs and drywall
for 156 apartments on 13 floors and leasing offices on the ground floor.
Entirely new HVAC, electrical, plumbing, sprinkler and fire alarm
systems and three new elevators were installed.
Financing required the owner to have a contractor who could estimate the
project in a short time with only a few drawings. Asbestos removal,
vertical transport of workers and materials, and removing demolition
debris were major challenges.
The project began on June 1,1999 and was completed by the end of March,
2000…9 1/2 months ahead of schedule.
