They knew they had a
diamond in the rough, but what do you do with a 70’s barn-like house
falling apart from inferior construction, inadequate heating and
electrical systems and 7.8% swelling soils?
What do you do with dynamite views of the mountains, but a floor plan
that ignores them?
What do you do with a maze of traffic patterns and rooms too big or too
small to be functional?
NO…scrapping it would have been too easy…and much more expensive.
Within the existing footprint, new rooms were created to address
different uses such as a housekeeper/nanny apartment, two home offices,
theater/media room, wine room and butler/serving for entertaining.
In-floor radiant heating was installed throughout with 19 zones and
unlimited hot water from the same boiler. The entire structure was super
insulated using new low-E glass windows and a state of the art cooling
system with 9 zones.
Exterior living spaces were created that harmonize with the landscape.
The use of a sand and decorative paver system helped eliminate movement
problems caused by swelling soils.
The end result was a great design, state of the art technology,
functionality, Built Green features merged to create a one of a kind
custom remodel.
