This unique but 
		unorganized existing home was once three separate structures that had 
		been joined by previous remodeling activity. The home’s location on the 
		lot within the landscaping encouraged the homeowners to leave the 
		existing structure and remodel, versus demolition and starting over. The 
		setback requirements dictated that the design be a ranch plan with what 
		little upper level that was added to be within the roof, allowing even 
		the steeper pitch of the new roof to be well below the allowed building 
		height with little impact on the neighbor’s view corridors. Half of the 
		roof was removed to make way for a new 12:12 roof pitch which was 
		overlapped onto the existing and also provide the space to create the 
		upper level craft/sewing room and workshop storage above the garage. All 
		new windows, siding, HVAC, exterior structural slab patios and interior 
		finishes complete the remodel.
