2008 Addition Remodel Under $100,000
The original barn was
built in 1820, and was converted into a residence in 1999. This project
was to add a 530 square foot addition that would meet the needs of a
growing family and be designed to appear as part of the original
structure.
The new roof presented a challenge due to its low pitch, snow load
issues and interior headroom. Custom engineered Glue-lam rafters were
used to meet these challenges. A standing seam metal roof was selected
for durability and aesthetic values. Due to the low roof pitch, 6”
gutters and downspouts were selected to extract water and snow from the
roof as fast as possible. Due to limited concealed areas, heating and
cooling of the addition would have to be installed in the new floor
joist. The existing boiler capacity allowed for additional in-floor
radiant heating to the new addition. Recycled barn stone was used for
exterior steps and banding around the new patio.
