The developer purchased
these two 1920’s buildings to create rental space. They had become an
eyesore after a 1970’s renovation using stucco and painted metal panels,
and the interior was dark and poorly utilized. Fryday and Doyne came up
with the idea to create three distinct buildings out of the existing
two, each reflecting a different historical period. This was
accomplished using "period appropriate" materials such as windows, light
fixtures, colors and details. With so much new structural work required,
structural supports were exposed and mechanical systems inserted,
thereby creating tall ceilings and large volumes. Exposing structural
and mechanical elements have given life and character to the spaces. The
buildings have a distinctive and historic flavor while creating large
open floor areas suitable for leasing. The buildings are brightly lit
from multiple windows and skylights, and the entire ground floor has
been designed for two restaurants surrounding the main building
entrance.
