In
understanding how the client used the existing footprint of their home
it was clear the living room was not as important a space as a larger
kitchen and pantry storage. The proximity of a family room also negated
the need for a large living room. Being able to use space from the
living room opened up a world of possibility for a new more open floor
plan with improved circulation.
By swapping the dining room with the kitchen and removing all the walls
that defined those spaces, we were able to create a spacious open floor
plan that allowed for visual connection from room to room. Taking
advantage of San Diego’s year around mild climate, we installed La
Cantina doors in the family room so they can extend the use of the room
out to the adjoining rear patio. The existing fireplace and mantle were
retained, the original brickwork covered by a contemporary tile. An
unused coat closet provided enough space to turn the downstairs powder
room into a full bath with shower. The laundry room was enlarged and
French doors now provide access from the parlor to the front patio.
The only challenge with the idea of relocating rooms or redirecting
their purpose is to convince the client of the reward vs. cost ratio.
For the cost of relocating a gas line and sinking plumbing lines, and
some creative beam installation, the family is able to utilize their
entire home with spacious rooms.
